What to verify before a tour
- Floor and workflow: Map receiving, production and dispatch. Obtain engineering confirmation of equipment loads, slab conditions and any changes in floor elevation.
- Clearance: Measure clear height under beams, utilities and crane equipment along the material path, not just at the center of a bay.
- Shared facilities: Define access to loading doors, aisles, parking, fire lanes and service areas. Confirm that another tenant cannot block critical movements.
- Building systems: Establish responsibility for power distribution, heat, roof work, sprinkler changes and any separation of services before pricing occupancy.
Building specifications belong to a specific building and leased area. Confirm advertised figures against plans, inspections and the proposed use.
Zoning and outdoor operations
Southington’s regulations effective July 1, 2026 distinguish I-1 and I-2. §3.B generally assigns finished-goods warehouses and specified manufacturing uses to site-plan review in both districts. Construction-material storage, construction-equipment storage/repair and trucking terminals are listed differently in I-1 and I-2. §5.F.2 requires a special permit for I-1 outside storage, capped at the principal building’s ground-floor area; I-2 outside storage requires site-plan approval and is capped at 50% of the principal building’s first-floor area. Have staff classify the proposed operation before relying on a previous occupant’s approval. Show the actual storage footprint and circulation on the plan. Confirm the parcel’s district, applicable setbacks and review schedule; neither a familiar industrial address nor a fenced area establishes approval.
Power and true occupancy cost
Eversource serves Southington. At a multi-occupant campus, identify the service that reaches the leased area, the available capacity after other users’ demand, the metering arrangement and who pays for distribution upgrades. Historic manufacturing use is not evidence that today’s space can support your load.
Compare the property’s actual tax bill, the share recoverable under your lease, CAM, insurance and utilities alongside base rent. A town’s mill rate alone does not tell you the tax cost per leased square foot. Review the current budget and prior reconciliation, then model improvements, moving cost and downtime separately.
Farren: space that could grow with the operation
At 75 Aircraft Road, I worked through floor-load and internal logistics questions as Farren’s footprint grew from an initial approximately 100,000 square feet to about 275,000 square feet. The lesson for a growing tenant is practical: expansion must work for production flow and access, as well as the lease. The full campus’s size should not be confused with the tenant’s occupied area.

A reliable estimate needs the actual property and lease. Ask for real estate taxes, insurance, CAM budgets and reconciliations, the allocation method, exclusions and capital-work treatment.
