Cheshire Industrial Areas: Tenant Location Guide
Cheshire’s industrial search areas include Knotter Drive and Sandbank Road, with regional access through I-84 and I-691. Industrial I-1, I-2 and Interchange I-C rules create different approval paths for production, distribution and operating yards.
The search area
This guide compares an editorial search area across several Cheshire industrial streets. The map uses 150 Knotter Drive for orientation; Sandbank Road and other candidates must be evaluated separately. Confirm the practical truck route from each property rather than treating a highway’s proximity as driveway access.

Who should consider this area
- Contractors with indoor and outdoor needs: Make the usable yard a first-stage search criterion, with the material, equipment and vehicle activity clearly described.
- Production and distribution: Compare the process against the parcel’s actual district and the town’s current use table.
- When to widen the search: If outdoor storage must start immediately, include alternatives that already have the relevant approval and a workable lease delivery date.
What to verify before a tour
- Inside/outside workflow: Lay out loading, equipment storage, customer or employee parking and fire access together. Acreage is not the same as usable operating yard.
- Building fit: Request the actual clear-height, bay and column plan. Test the machine layout or rack plan in the proposed leased footprint.
- Loading and life safety: Verify door types and exclusive use, tractor-trailer movements, sprinkler design and storage compatibility.
- Delivery: Identify what work and approvals must be complete before occupancy, including surfacing, drainage, fencing and service upgrades.
Building specifications belong to a specific building and leased area. Confirm advertised figures against plans, inspections and the proposed use.
Zoning and outdoor operations
Cheshire’s town-posted 2026 regulations distinguish Limited Industrial I-1 from General Industrial I-2. In §5.3, standard manufacturing, warehousing, contractor storage yards and listed machine-shop uses generally show special-permit approval in I-1 and site-plan approval in I-2; individual use standards still apply. Interchange I-C is a separate district: §6.3A.5 provides a special-permit route for storage, warehousing and distribution. Do not carry an older section number or an I-2 assumption into an I-C property search.

Use the town’s zoning map and the current use table together. Ask staff to address fleet parking, trailer storage and raw-material staging separately, including setbacks, screening, coverage and any existing conditions of approval. The posted file’s cover states effective May 15, 2026; the town lists it as its July 15, 2026 current-regulations file.
Power and true occupancy cost
Eversource serves Cheshire. For machining or electrically intensive production, pair the equipment load schedule with written utility and electrician input on the selected property. Compare service-upgrade costs, schedule and tenant-side distribution work before selecting a lower asking rent.
Compare the property’s actual tax bill, the share recoverable under your lease, CAM, insurance and utilities alongside base rent. A town’s mill rate alone does not tell you the tax cost per leased square foot. Review the current budget and prior reconciliation, then model improvements, moving cost and downtime separately.
Structural: solving the immediate yard need
My work with Structural in Cheshire began with an urgent requirement for interim outdoor equipment storage and developed into a solution with approximately 15,000 square feet inside and 10,000 square feet outside. The lesson is to separate the immediate operating need from the eventual full facility requirement. This Cheshire assignment is not attributed to the map’s orientation property.

Can a Cheshire industrial lease include an equipment storage yard?
Potentially, but the activity and parcel must fit the applicable district and approval. The current industrial use table distinguishes I-1 and I-2, while I-C has separate rules. Describe what will be stored, where and for how long before relying on a yard in the lease.
What are typical NNN expenses here?
A reliable estimate needs the actual property and lease. Ask for real estate taxes, insurance, CAM budgets and reconciliations, the allocation method, exclusions and capital-work treatment. I can compare those inputs across a shortlist; this guide does not assign an unsupported market-wide expense range.
How does tenant representation help?
