Wallingford’s North Plains industrial area sits within the I-91 corridor and is served by the municipal Electric Division. For industrial tenants, the opportunity depends on the actual tariff, available service and usable building layout.

The map orients you to North Plains Industrial Highway. This guide also covers the wider Wallingford search, including properties around South Turnpike Road and North Main Street Extension. These locations have separate site conditions and may have different zoning.

Who should consider this area

  • Power-sensitive production: Include Wallingford when electricity materially affects unit economics, then model the applicable rate against your actual demand.
  • Industrial flex and service: Compare the amount of usable shop space, office share, loading and access to customers.
  • When to widen the search: If capacity upgrades or an unsuitable layout overwhelm a tariff advantage, compare Cheshire and Meriden on total cost and delivery.

What to verify before a tour

  • Power: Obtain the available voltage, phase, service capacity, transformer information and proposed upgrade scope for the building.
  • Demand profile: Bring expected monthly kWh, peak kW, hours of operation and equipment startup loads to the rate discussion.
  • Physical space: Verify clear height, columns, floor load and the equipment path from delivery to installation.
  • Loading and storage: Inspect drive-in and dock access, turning space, fire access and any yard approval before comparing quoted rents.

Building specifications belong to a specific building and leased area. Confirm advertised figures against plans, inspections and the proposed use.

Zoning and outdoor operations

Wallingford’s §4.8 covers I-20 and I-40 industrial districts and lists manufacturing, general warehousing/distribution and machine shops among uses subject to site-plan approval. §6.12 limits outside storage to specified districts and requires attention to setbacks and screening. Its screening exception for registered vehicles in daily use should not be treated as permission for any trailer-storage business. Containers and trailers used for storage have additional conditions.

Confirm the actual district and any overlay for each candidate. Distinguish vehicles used daily from stored equipment or containers, and ask staff which approvals apply. The town says its online regulations are updated periodically, so check for amendments adopted after the posted document before filing.

Power and true occupancy cost

Wallingford Electric publishes separate Large General Service and Primary Service schedules, as well as a power-cost adjustment. A rate comparison needs the applicable class and current adjustments. Municipal service is a reason to investigate the economics; it is not a promise of a particular effective cost or spare electrical capacity.

Compare the property’s actual tax bill, the share recoverable under your lease, CAM, insurance and utilities alongside base rent. A town’s mill rate alone does not tell you the tax cost per leased square foot. Review the current budget and prior reconciliation, then model improvements, moving cost and downtime separately.

What are typical NNN expenses here?

A reliable estimate needs the actual property and lease. Ask for real estate taxes, insurance, CAM budgets and reconciliations, the allocation method, exclusions and capital-work treatment.
