The search area
This guide follows the Day Hill Road area, using 123 Day Hill Road as an orientation point. It is a search area, not a single industrial park or a claim that every property has the same zoning. Plot the actual truck route to I-91 and test the entrance, intersections and peak-hour queueing.

Who should consider this area
- Distribution: Evaluate the relationship between dock positions, staging space and dispatch volume. A large floor plate alone does not establish freight capacity.
- Manufacturing: Start with power demand, equipment layout and employee access, then compare the cost of modifying the building.
- When to widen the search: If your process needs extensive outside storage or a specialized approval, compare properties elsewhere along I-91 before making a lease commitment.
What to verify before a tour
- Clear height and bays: Obtain a dimensioned plan and measure to the lowest obstruction in the actual leased area. Do not apply a high-bay specification to every Day Hill building.
- Loading: Confirm which docks are exclusive, whether drive-in access exists, and how a 53-foot tractor-trailer enters, turns, queues and exits with other tenants operating.
- Fire protection: Request the system design and proposed commodity/rack review. A sprinklered building is not automatically suitable for your storage configuration.
- Production: Confirm service voltage, phase and usable capacity, floor loading, ventilation and any crane requirements with the relevant professionals.
Building specifications belong to a specific building and leased area. Confirm advertised figures against plans, inspections and the proposed use.
Zoning and outdoor operations
Windsor’s Industrial (I) and Warehouse district W districts have different rules. In §8.4D, off-premises-goods warehousing is subject to tests involving floor area, dock density, trailer storage and distance from residential zoning; exceeding the permitted-use criteria requires further review under the regulations. Outdoor storage has separate special-use provisions in §8.6B. Day Hill’s design-development framework in §13.3 also needs checking where relevant. A Day Hill address by itself does not establish a permitted logistics use.

Before an LOI, ask Planning for the mapped district, the applicable use classification and approval path for your shipment volume and outside activity. Confirm existing permit conditions, setbacks, buffers and any development-district application. A warehouse use approval and permission to run a trailer yard are separate questions.
Power and true occupancy cost
Eversource serves Windsor. For a heavy-power search, obtain a written service review for the selected address and load profile. Treat any delivery date for increased capacity as a project dependency. Budget the tenant’s equipment connection and distribution work as well as the utility service.
Compare the property’s actual tax bill, the share recoverable under your lease, CAM, insurance and utilities alongside base rent. A town’s mill rate alone does not tell you the tax cost per leased square foot. Review the current budget and prior reconciliation, then model improvements, moving cost and downtime separately.

It depends on the property’s district, approved use and site plan. Windsor regulates warehouse intensity and outdoor storage separately. Obtain confirmation for the number of trailers, storage area and operating pattern before treating a paved yard as usable space.
What are typical NNN expenses here?
A reliable estimate needs the actual property and lease. Ask for real estate taxes, insurance, CAM budgets and reconciliations, the allocation method, exclusions and capital-work treatment.
